Is The Grand Manhattan Worth Buying? Pros and Considerations
Pros
- Double frontage on Co Giang – Co Bac, walking distance to Bui Vien, Ben Thanh Market and the District 1 financial area
- Rare scale for District 1: 14,000 m², 3 towers of 38 storeys, internal park of about 4,200 m²
- 5-star hotel with over 200 rooms and a retail podium right below the towers
- Land-use fee issues resolved; Novaland is speeding up construction and handover
- Resale prices of 205–230 million VND/m² – well below many new projects nearby
Considerations
- Not yet handed over and no pink book yet – handover expected from late 2026
- The project was delayed for years during Novaland’s restructuring
- The re-launch price of about 350 million VND/m² is far above resale prices
- Resale buyers must carefully check the original contract and remaining payments
Who is The Grand Manhattan for?
Great fit
Buyers who want to live in District 1
Want to live in the centre, walk to work and entertainment, and can wait for handover.
Good fit
Rental investors
Expatriates and professionals working in District 1 consistently look for 2–3 bedroom units.
Think twice
Need a titled home now
Consider completed projects such as The Marq District 1 or Grand Marina Saigon.
Info Realty’s view: The Grand Manhattan is one of the few large-scale projects left in District 1. With the land-fee issue resolved and a clearer handover schedule, resale units at around 205–230 million VND/m² are worth considering against the 300–350 million VND/m² of new launches in the centre.
